I’m Jason Patton, Principal Broker and owner of Bay River Realty, serving Virginia’s Northern Neck and surrounding counties. Real estate has been in my blood since childhood, when I rode along with my grandfather, James Sullivan, as he built waterfront communities and helped families buy and sell property in the same office I work from today.

Licensed since 1993, I’ve spent more than 30 years helping clients navigate every type of market—from recessions and rising interest rates to today’s technology-driven real estate world. Over the years I’ve been recognized nationally, including REALTOR® Magazine’s “Top Realtors in America” list, and my office has ranked among the top three nationwide during my time with United Country Real Estate.

In 2013, I founded Bay River Realty to focus exclusively on the Northern Neck, combining local expertise and personalized service with state-of-the-art marketing tools like drone photography, video tours, and targeted online advertising. My team and I specialize in waterfront homes, land, and lifestyle properties, offering honest guidance, skilled negotiation, and a relationship-first approach.
